Seal the Deal: How to Caulk Your Exterior Windows (and Keep Your Money Inside Where It Belongs)

Hello, dear homeowners, and welcome to an installment of “Safe & Sound with the Sherlock of Structures” – your go-to blog for keeping your abode as secure as Fort Knox, but with more comfy couches and fewer gold bars.

As home inspectors, ’we’ve seen it all: windows sealed with duct tape, gaps wide enough to mail a letter through, and caulk jobs that look like someone squeezed frosting onto a cupcake. Spoiler alert: frosting doesn’t keep water out.

Caulking your windows may not win you a home improvement award, but it will keep your energy bills from looking like a ransom note. And trust me, preventing wood rot or water behind the walls is a lot cheaper than explaining to your spouse why the window trim now resembles driftwood.

Here’s how to do it the right way—and avoid the top “caulk crimes” we see in the field.

Step 1: Inspect Before You Caulk

Walk around your house and check the edges of your window frames. Don’t forget to look at any areas where utilities (like pipes or cables) enter your home. If the caulk is cracked, missing, or looks like it’s been through three presidential terms—it’s time. Look for signs of water damage like discoloration or dampness.

💡 Inspector Warning: If you can stick a credit card in the gap, you’re not just losing energy (money loss!!.) You’re officially sponsoring the local bug population’s new condo.

Step 2: Clean the Battlefield

Old caulk must go. Grab a utility knife, caulk removal tool, or even a screwdriver if you’re desperate. Brush away dirt, webs, and whatever science experiment has been growing there. Get it as clean as possible. Clean surfaces will help the caulk adhere better.  Taking the time on this step will save you time later. 

Fail Alert: Don’t just slap new caulk on top of old caulk. That’s like putting deodorant on without showering—technically effort, but not really solving the problem.

Step 3: Pick Your Weapon (Caulk)

Not all caulk is created equal. You want exterior-grade, paintable caulk. Silicone or polyurethane blends are your friends here. Sorry, duct tape isn’t going to cut it here. 

🚫 Caulk Crimes to Avoid:

  • Bathroom caulk: Great for your tub, not your windows. (Your windows don’t need “mildew resistant.”)

     

  • Craft glue: Yes, I’ve seen it. No, it doesn’t work.

     

  • Hot glue gun: Creative? Sure. Effective? Not unless you live in a dollhouse.

     

Step 4: Apply Like a Boss

Load up your caulk gun. Cut the nozzle at a 45° angle—about the size of the gap. Start at the top of the window so gravity doesn’t make your bead look like a ski slope.

Squeeze with steady pressure, smooth motion, and minimal panic. When done, tool the bead with a wet finger or a caulk tool.

⚠ Don’t Do This:

  • Don’t caulk the weep holes at the bottom of the window frame. Those little slots are supposed to drain water, not trap it forever like a mini aquarium.

     

  • Don’t caulk the window shut. Opening your windows in summer shouldn’t require a crowbar.

     

  • Don’t zig-zag. You’re not decorating a gingerbread house.

     

Step 5: Let It Cure and Admire Your Work

Follow the cure times on the tube. Some caulks need a day before painting. Others set faster. Either way, resist the urge to poke at it every 15 minutes—you’ll just leave fingerprints that make it look like a crime scene. Don’t forget to check the weather. The caulk tends to work poorly if the weather is super hot, too cold or rainy.  If you must do the work when the weather is unfavorable, you can cover it loosely with plastic. 

Step 6: Recheck and Maintain

Inspect sealed areas regularly, especially after heavy rains, to ensure the sealant remains intact. Reapply as needed over time.

Why Seal Cracks and Gaps?

Done right, caulking keeps out drafts, water, bugs, and the occasional “mystery smell” that somehow drifts in from outside. More importantly, it saves you money, protects against rot, and extends the life of your windows.

And remember: caulk is cheap. Repairs are not.

Final Thought from the Inspector’s Notebook

Windows are meant to frame your view—not frame your utility company’s vacation budget. A steady hand and a $5 tube of caulk can do wonders for your home. And if all else fails, just remember: you can always re-do a bad bead… but please don’t try to “fix” it with duct tape.

Hello, lovely homeowners! It’s your friendly neighborhood home inspector, and today I am writing about push-matic electrical panels.

If homes had personalities, some electrical panels would be calm librarians. Others would be overcaffeinated air traffic controllers.

And then there’s the Push-matic panel. The old school rebel of the basement. 🧰⚡

What Is a Pushmatic Electrical Panel?

Pushmatic panels were manufactured by Bulldog Electric Products Company beginning in the 1950s and later by ITE Imperial Corporation. When most electricians or home inspectors warn about dangerous electrical panels three names often come up: Bulldog Pushmatic, Federal Pacific Stab Lok or Zinsco. They were commonly used from 1950-1970s. They are instantly recognizable by the push button breakers.

Instead of the toggle switches most of us are used to, Pushmatic breakers use… buttons.

Yes. Buttons.

You push them in to turn the breaker on. Push again to turn it off. No satisfying flip. No dramatic snap. Just a firm little mechanical click like you’re starting a 1963 dishwasher.

At first glance, they look sturdy. And to be fair, many of them were built like tanks.

But tanks also belong in museums. At the time, they were seen as innovative. But now those panels have become outdated and maybe even dangerous. The replacement breakers are difficult to find and when your power is out, you want easy peasy. 

Why Do Home Inspectors Raise an Eyebrow at Pushmatic Panels?

When I see one during an inspection, I don’t panic. I also don’t throw confetti.

Here’s why they get flagged:

1. They’re Old. Like, “Elvis on the Radio” Old.

Most Pushmatic panels are 50 to 70 years old. Even if they’re still functioning, electrical components are not immortal. Springs fatigue. Contacts wear. Internal mechanisms age quietly.

Electricity never ages quietly.

2. Breakers Can Become Stiff or Seized

Pushmatic breakers are known for becoming difficult to operate over time. Sometimes they feel like you’re trying to press a stubborn elevator button in a haunted hotel.

Identifying the state of the breaker ON/OFF is sometimes unclear. Push-matic breakers have an indicator flag showing whether the circuit is ON or OFF. Many times, on old Push-Matic breakers, this on/off flag will stay fixed in either position, giving you a false indication of the condition of the circuit. As a rule, don’t mess with false positives.

If a breaker doesn’t move easily, that’s a concern. Breakers need to operate reliably during a fault condition. That’s their whole job.

3. No Main Disconnect (On Many Models)

Some Pushmatic panels lack a single main breaker. That means shutting off power to the entire panel can require turning off multiple breakers.  In today’s electrical heavy world, that could make some two year olds watching Bluey very unhappy. 

In an emergency, that’s less than ideal. 

Breakers are designed to trip in the event of an issue. This protects your system from overheating and starting a fire. This failure to trip leaves circuits dangerously energized during faults. Push Matic & Bulldog circuit breakers use a thermal breaker design with no magnetic trip mechanism. Modern breakers incorporate both magnetic and thermal tripping mechanisms, increasing safety and the likelihood that they will function properly in the event of an overload or short circuit. Constant blown circuits and we are back to that unhappy two year old.

4. Limited Replacement Options

Replacement breakers are not typically sitting on the shelf at your local hardware store. They can be more expensive and harder to source than modern equivalents.  Some may even resort to aftermarket or refurbished products. Even basic repairs become a hassle. 

Modern panels are built with widely available components. Pushmatic? More of a specialty item at this point.

Are Pushmatic Panels Dangerous?

Here’s the honest, inspector answer:

They are not automatically unsafe. In fact, one of our employees bought a home with one.

But…

They are outdated.
They are harder to service.
They lack modern safety features.
And many electricians recommend upgrading simply due to age and parts availability.

Electrical systems are not the place to gamble on nostalgia. Most Push-matic systems run on 60-100 amps. This is far below the typical 200 amps found in today’s residential systems. This increases risks of overloaded circuits and potentially fires. . 

Should You Replace a Pushmatic Panel?

That depends on:

  • Age and overall condition
    • Evidence of overheating or corrosion
    • Electrical load demands of the home
    • Plans for renovations or upgrades

If you’re adding a hot tub, EV charger, or finishing a basement, an older Pushmatic panel may not be the ideal foundation. They are not built for today’s electrical safety standards. Waiting until there is a problem could mean dealing with power loss, fire damage or worse. There is no way to predict how long one of these panels has left. Often they work until they don’t and by then, it might be too late. 

Think of it like running modern software on a 1960s computer. Impressive if it works. Stressful if it doesn’t.

What I Tell Buyers During an Inspection

When I find a Push-matic panel, I explain:

  • What it is
  • Why it’s considered outdated
  • What the potential limitations are
  • Why an evaluation by a licensed electrician is often recommended

It’s not about scaring anyone. It’s about understanding the system you’re buying into.

Knowledge beats surprise repairs every time.

Final Thoughts from the Basement

Push-matic panels are a fascinating piece of electrical history. They’ve powered homes faithfully for decades.

But today’s homes demand more.

More appliances.
More technology.
More safety standards.

If your home has a Pushmatic panel, it may still be working fine. It may also be living on borrowed time. Your electrical system is the backbone of your home. Upgrading impacts your investment, your family and your piece of mind.

Hello, lovely homeowners! It’s your friendly neighborhood home inspector, and today we’re going to chat about a sneaky little intruder that might be lurking in your home—radon. We thought national radon action month is the best time to help bring attention to the topic. 

But don’t worry, we are here as your friendly neighborhood home inspectors to explain what radon is, why it matters, and how we can kick it to the curb (or at least keep it under control).  Our radon technician is nationally certified and has been in the business of identifying radon issues since the 1980s and has knowledge and even more knowledge about radon in the southeast Michigan area, including Ann Arbor.

What is Radon, Anyway?

Radon is a radioactive gas that forms from the natural decay of uranium in soil, rock, and water. Radon is a naturally occurring gas and is the heaviest gas. It’s everywhere, but it’s usually not a problem outdoors because it dissipates quickly. Sounds harmless, right? Not so fast. When radon gets trapped in your home (particularly the lower levels like basements, crawl spaces) it can accumulate to levels (above 4.0 pCi/L) that increase your risk of lung cancer. Radon is the second leading cause of lung cancer in the U.S., just behind smoking. Who knew geology could be such a bummer?

The kicker? Radon is odorless, tasteless, and invisible. It’s like a ninja gas. You can’t see it coming, but it’s there. This is why testing for radon is so important—and why we at Integrity Inspection Group can help you test for it.  

Why Should You Care?

You might be thinking, “Why should I care about some invisible gas?” Well, radon isn’t just any invisible gas—it’s a health hazard. Prolonged exposure to radon can increase your risk of lung cancer, especially for those who are younger, older or who have compromised immune systems. Prolonged exposure to high levels of radon is the second leading cause of lung cancer, after smoking. It’s responsible for thousands of deaths each year. So, yeah, it’s kind of a big deal.

Here’s the deal: Radon levels are measured in picocuries per liter (pCi/L). The EPA recommends any level at or above 4.0 pCi/L needs action. But even levels below that aren’t ideal. Think of it like eating a questionable burrito—just because it’s not technically expired doesn’t mean it’s good for you.  

The EPA estimates that 1 in 5 homes in the United States have elevated radon levels. This tends to vary by areas of the country. The Michigan Zone 1 counties (or countries with the highest levels) include Branch, Calhoun, Cass, Hillsdale, Jackson, Kalamazoo, Lenawee, St. Joseph, and Washtenaw. In Washtenaw county, homes are even more likely to have more homes with higher than 4.0pCi/L. The Washtenaw county levels as recent as 2023 is 2 out of 5 homes.  Chelsea, Manchester, Dexter, Whitmore Lake and Saline homes have been testing higher in recent months.

How Does Radon Get Into Your Home?

Radon is a master escape artist. It seeps into homes through cracks in floors, walls, and foundations, and even through gaps around pipes. Once inside, it can build up to dangerous levels. Think of it like a sneaky ninja gas that loves to hide in the most unexpected places. 

Radon is a sneaky little gas. It enters your home through:

  • Cracks in your foundation including slabs, and cement block foundations.
  • Gaps around pipes
  • Crawl spaces
  • Sump pumps

Basically, if your home is touching the ground, radon can find its way in. It’s like that one friend who always shows up uninvited but with way more serious consequences. It doesn’t matter the age of the home, radon may be found in any age home. Don’t worry, it’s not the end of the world. You can test for high radon levels in your home and you can mitigate the levels.  

Testing for Radon: It’s Easier Than You Think

The good news is that testing for radon is simple. You can buy a do-it-yourself kit at your local home improvement store or hire a professional (like us!) to do it for you. Professional testing is more accurate and gives you peace of mind that everything was done correctly. Plus, we have cooler gadgets.

Our radon tests use 48 hour Continuous Monitoring Radon. There are some ways to ensure the best testing results possible. The home should be closed up for at least 12 hours prior to the test and the testing unit should be left undisturbed for the testing process. No leaving windows open for fresh air!! That is why the winter time is ideal for testing (we don’t really open our windows in Michigan during the winter.) We can help you out, just let us know if you have any questions. Our home inspectors are NRSB certified to give you the results so you can have peace of mind. Many people will have their homes tested with home inspections. We think that is a good idea. In Michigan, it is not required to test your home for radon prior to selling your home.

With testing, it isn’t a one time thing. The ground beneath us is constantly moving.  Kinda like a train traveling on the tracks of life. The movement of the ground can cause the uranium to be released and/or cracks to be formed in the building’s foundation. We recommend testing every few years, especially if you are in one of the Zone 1 counties, like Washtenaw county. An even better way to get a full picture of the potential in your home, is to test in opposite seasons. So if you tested in 2025 in the winter, you should test in 2027 in the summer. Another thing to think of is if there has been construction nearby or in your home, you may want to get your home tested. The construction could cause cracks to form in the ground around your home or your home itself.

Radon Mitigation: Fixing the Problem

If your radon test comes back high (meaning it’s above the EPA’s action level of 4.0 pCi/L), don’t panic! There are effective ways to mitigate the problem. 

  • Seal Cracks and Gaps: Start by sealing any cracks and gaps in your floors, walls, and foundation. Sealing the sump pump. Remember, radon is a ninja, and ninjas love cracks, no matter how small.
  • Install a Radon Mitigation System: This system involves a vent pipe and a fan to help remove radon from beneath your home and release it outside. It’s like giving radon an express elevator out of your house.

The Bottom Line

Radon may not be the most exciting topic, but it’s an important one. Testing for it is a small step that can make a big difference in your safety. Testing is key, and since it’s odorless and colorless, it’s the only way to discover an issue. And if you find high levels, mitigation is usually straightforward. Whether you’re buying a new home, selling your current one, or just curious, knowing your radon levels is always a good idea.

Ah, winter. The season of cozy blankets, hot cocoa, and Halloween movies or Detroit Lions games with crackling fires in the hearth in the background is here.  But before you channel your inner lumberjack and toss a log into the fireplace, let’s talk about what our mission is at Integrity Inspection Group: safety. As a home inspector, we’ve seen enough chimney chaos to know that fireplaces need more than just good vibes—they need prep. Read to the end to find a checklist of things to check off when preparing your fireplace to be used for the season.

🧹 Step 1: Clean Like Your Chimney’s Life Depends on It (Because It Does)

Creosote buildup is the villain of this story. It’s a sticky, highly flammable residue that loves to cling to your chimney walls like a clingy ex. Creosote is that black sticky stuff that may be covering the walls of the inside of your fireplace. It is dangerous because a small spark may ignite the fire that could lead to a devastating chimney fire. Surprisingly, creosote is the cause of 25% of chimney fires. If you haven’t had a chimney sweep since the Harry Potter series first came out, it’s time. A professional cleaning can prevent chimney fires and embarrassing calls to the fire department.

Bonus tip: If your chimney sweep arrives singing “Chim Chim Cher-ee,” tip generously.

🕵 Step 2: Inspect Before You Ignite

Check for cracks, loose bricks, or signs of water damage. If your fireplace looks like it’s been through a bar fight with a raccoon, call a pro. And yes, we inspect fireplaces with our home inspections—because nothing ruins a holiday party like smoke pouring into your living room. Our home inspections are limited to the space in the flue. Some are so small even a puck from a Red Wings game couldn’t fit through it. 

The flue opening is very small to inspect.

🧯 Step 3: Gear Up

  • Install a chimney cap to keep out rain, critters, and the occasional confused squirrel.
  • Check your smoke and carbon monoxide detectors. If they’re older than your favorite hoodie, replace them.
  • Keep a fire extinguisher nearby. Not just for show. It’s not a decorative item.

🪵 Step 4: Burn Smart

Use seasoned hardwood. That means wood that’s been drying for at least 6–12 months. Burning fresh wood is like trying to toast a wet sponge—smoky, inefficient, and mildly tragic. A University of Maryland study found that burning wet or green wood causes creosote to accumulate three times faster than dry, seasoned wood. Excess smoke condenses into creosote up the chimney. 

Avoid burning wrapping paper, pizza boxes, or anything that once said “Do Not Microwave.”

🧊 Step 5: Mind the Draft

Cold air sneaking in through your chimney? You might feel a little breeze when you put your hand under the opening. You might need a damper adjustment or some insulation help. A fireplace should warm your toes, not freeze your soul.

A fireplace is a beautiful thing—but only when it’s safe, clean, and ready to roll. Look for thick, dark smoke, a strong acid smell or a reduced draft. Those are signs to pay attention to. So before you light that first fire, give your hearth the TLC it deserves. Your house (and your eyebrows) will thank you.
